I present to you with pride this dream that is hardly worth a speck on the jacket of Dr. Martin Luther King Jr.

It may be huge in our eyes but it is tiny compared to the larger vision of Dr. King that has seen us everywhere all over America trying to translate his dream. My personal pride stems from the fact that finally I can also associate my name on dotted lines along with the great men that continue to give meaning to The Dream.

The Winners Tower at Dr. Martin Luther King Jr. Boulevard in South Dallas, Texas is epoch-making and must become historic. As conceived it is not just going to be the tallest edifice on the way to Houston, it is going to be an anchor that transforms economic opportunities that brings us to the forefront of Dallas business. It is a dream that rose out of our missionary activity in South Dallas and it is a dream designed to give meaning to the gospel through meaningful financial investment.

As the pioneering thrust of this project, the South Dallas community knows me well. I have been here for over 21 years. My children were raised in this community. We have raised an assembly of godly men and women. We have empowered and created businesses in this part of town. We have been involved in transforming the landscape of development here in several ways. Like our Father in heaven says, ‘I know my people, and my people know me.

However, my team and I cannot vouch to know it all or have it all. We have a dream quite alright. Yet, that dream must be shared if it must become a reality. Hence, I am calling on everyone to join us in reviewing this dream together to make it solid. Let us plug all loopholes together so that we present a united front to the authorities as informed people with a proud heritage.

The following is an attempt to summarize the lessons from the valuable community meetings and other media interactions. This response is from the management of The Winners Development Corporation and in particular, the visioneer, Apostle Raphael Adebayo.

The Proposed Winners Tower on Dr. Martin Luther King Jr. Boulevard in South Dallas is the human translation of a spiritual encounter that resulted in a vision. Apostle Adebayo’s book, ‘Moses David Jesus: Pastors To the Poor, Homeless and the Needy’ clearly elucidates the burden of caring for the less privileged. This burden birthed by the response to the call of God remained a vehicle that propels the growth of the ministry of Jesus in multi-dimensional ways in the South Dallas, Texas community.

This burden is fundamental to our prayers to God Almighty who facilitates His gospel through our ministry. This prayer point apparently moved God to project the vision of this project as the physical answer and vehicle to empower the economic emancipation of community members through job creation. Mulling the meaning of God’s revelation, I (Apostle Adebayo), discovered that we were the biggest employer on Dr. Martin Luther King Jr. Boulevard. My confidence is boosted by such physical statistics that God will see this project through as He has sent us.

Translating the spiritual phenomenon into physical reality cannot but meet with its own challenges. It is understandable that many men remain shocked at the size of the proposed project in the otherwise low-key community. The reactions have emboldened me and my management especially, when one remembers history. At the point of my call to evangelize the South Dallas community more than twenty years ago, many people including several pastors thought that this was impossible. Yet, 20 years later, we have only been successful in building a thriving ministry that efficiently caters to the poor, the homeless and the needy, we have become the biggest employer of labor on our street.

Translating The Vision

The Proposed Dr. Martin Luther King Jr. Tower in South Dallas will be a commercial hub with activities generating about 200 Million US Dollars in revenue per year using 2025 estimates.

The proposed 25-storey building already has committed businesses reserving their own floors. These include a media house, a pharmacy concern, a medical suite, a grocer among others. We already have a bank showing interest as well. Our vision has also committed to reserving two floors for small businesses from our community to share office spaces at negotiated rates rather than street rates. It is a mixed-use occupancy project.

Our Church, The Winners Assembly Christian Church of God will occupy a floor. We plan to sponsor and to manage another floor furnished as a full-fledged Community Center. The Winners Regional Center will occupy one floor and the Head office of the project management - The Winners Development Corporation will occupy another floor. We will reserve at least two floors as a parking garage.

While we look forward to other businesses acquiring floors, the project intends to reserve some floors for high level deluxe accommodation in the form of condos and suites.

Qualification for Community Membership

We continue to hear comments from various sources that question our right to belong to this community. It will be unfair to pretend that this should not be discussed, Yet, we do not know exactly what other requirements that we need to satisfy to be deemed a bona fide member of the South Dallas community or what rules have been violated to distrust our belonging to this community.

As was expressed by Miss Esther Adebayo, daughter of Apostle Adebayo. She was born physically on the streets of South Dallas, Texas. She was raised in South Dallas along with her siblings. This is part of the 20-plus years of involvement of the members of the church that Apostle Adebayo leads.

We have lived and worked every day of those years within the South Dallas community. God has honored the call with enough prosperity to own enough resources to tackle this vision as the years rolled by. Therefore, even without the spiritual inspiration, should a project like this be rejected on account of some distrust or lack of the right to belong?

These 20 years of ministry in South Dallas have witnessed nothing but progress and positively changed lifestyle and livelihood. Our street, Dr. Martin Luther King Jr Blvd specifically has witnessed unimaginable high quality commercial activities that continue to transform the street at the instance of The Winners Assembly Christian Church of God.

Gentrification and Related Concerns

We continue to hear comments tied to gentrification when in fact such terminology should not be used concerning this project, unless the community classifies Apostle Adebayo or the congregation of The Winners Assembly Christian Church of God domiciled on Dr. Martin Luther King Jr Boulevard as foreigners. Secondly, they own the land that the Project will be sited upon. They have been operating from the building for over a decade. In other words, this project is not displacing any current property owner in the corridor.

The influx of foreigners in the near future cannot be denied. The Fair Park Upgrade and Texas High Speed Rail project are already motivating big business interest in the corridor. Such interest includes consideration of renaming our street. The Winners Tower@MLK should therefore be viewed as a pioneer foresighted response to the inevitable transformation that our community must face. It should serve as a hint to current landlords in our community of the potential opportunities available to them, support us and collaborate with us while they gain exposure to resources that can empower them to respond to the emerging transformation of the business environment.

We are aware that those who sponsor these opposing suggestions have underhand deals with outsiders who are currently buying off properties of community members at ridiculous rates at the moment. They probably hope to make serious gains in the near future when the bigger projects eventually mature when the community must accommodate the workers in the big businesses. Their concept that they promote is to keep stunted buildings in place to maintain the corridor as a non-profit zone for their own personal gains in the future when the land must have appreciated significantly.

The Winners Development Corporation, Inc are the owners of The Winners Tower@MLK Project. The Board is composed of members of The Winners Assembly Christian Church of God led by Apostle Raphael Adebayo as President. Every other operative on the project is a hired hand. We do not have shareholders.

The financial responsibility of the project anchors only on the members of the Board who are members of the Church and are routinely visible in the community. We are not fronting for anyone. We sign all financial documents related to this project and remain accountable for every part of it, now and in the future.

We encourage our neighbors to take up the hint from the eye-opener that we have presented and produce more job creating opportunities for our community while educating the people about disposing off their properties cheaply at this time. What our people need at this time are meaningful jobs that empowers them for readiness when impending socio-economic transformation begins to take shape.

Democratic Principles of the PD595 conversion to MU3

The visioneers that put the PD595 regulations in place also thought about prevailing circumstances for flexibility. Their foresight surely included future socio-economic transformations and so decided to put MU3 in place at the behest of the community.

While the PD595 continues to provide a safe haven for the community, The Texas Rail project and The Fair Park Upgrade hint of a need to consider the provisions of the MU3 for rezoning considerations that will allow projects from indigenes of the community such as The Winners Tower@MLK to respond to the economic prospects.

We appeal to the leaders of our community in South Dallas to pool together in the interest of the people to support our project as we develop a coordinated strategy to protect outsiders from taking advantage of our internal discord.

It is heartening to note that Community Representatives are already considering approval for a 5-floor building project. It signals that responsive leadership is proactive in considering the need for rezoning the South Dallas corridor in response to the impending economic transformation. It confirms that our project presents valuable economic potential.

Clearly, there continues to be the need to provide both commercial and residential accommodation in the growing Dallas real estate market. Further, it is unlikely that guests arriving in helicopters will become a nuisance to the community.

Unfortunately, five floors are not enough to accommodate the pledges of our partners. Further, five floors are not enough to accommodate the needs of the Church and the Winners Regional Center either. Thirdly, five floors are not commercially viable in either or of the above cases. We need the twenty-five floors to produce a coordinated profitable job creating facility for our community.

To be clear, it is only a matter of time that projects like this will fill up the MLK corridor in response to the government's economic development plans. We can not stop that process but we can better prepare to take advantage of it.

It should be about time to overcome the shock and awe of this project as being gigantic and look more into the life transforming potential of the massive job creation impact of the project on our community as befitting of the legacies of Dr. Martin Luther King Jr and Malcom X.
